Restriction
Summary
The following is a summary of
some of the provisions of the Declaration of Covenants, Conditions and
Restrictions that govern the Association.
Although this is not a complete list, this summary is provided as a quick
reference of some of the most applicable conditions.
In addition to the formal provisions we have provided some
common sense suggestions, which may enhance our neighborhood.

No commercial-type trucks, campers, trailers, motor homes,
boats or motorcycles shall be parked or permitted to be remain on any Lot,
unless stored or placed in a garage, in a rear yard area screened from
adjoining lots or in a screen carport.
No such vehicles shall be parked overnight on any street adjoining any
lot; provided that such vehicles belonging to guests may occasionally be so
parked.

Any use, landscaping or other encroachment by any Owner upon
any portion of the Golf Course Property shall be deemed permissive and the
owner of the Golf Course Property shall have the right to terminate and remove
any improvements or encroachments at the expense of the owner.

Owners shall refrain from entering golf course property
except to the extent that owner is a member of the golf club.
·
Owners shall permit golfers to retrieve balls in plain sight
without damage or unreasonable disturbance to landscaping or other
improvements.
·
No owner has preferential right to become a member of the
Golf Course.
·
No fence shall be constructed or maintained less than twenty
(20) feet from the common boundary between any lot adjacent to golf course.
·
Owners understand there will be regular landscaping
maintenance, including very early mornings or very late evenings. Additionally, there may be modifications to
landscaping involving planting or removal of vegetation.

The golf course may be operated seven days a week, and the
conducting of tournaments and other events may result in the presence of large
numbers of people on the golf course property.
Sidewalks
are public property. In consideration
to all, do not block sidewalks with cars, basketball backboards, or any other
obstructions.
The
greenbelt areas, trails and sidewalks are for the enjoyment of all. Please pick up after your dog. Just because the area is “wild” doesn’t mean
you should leave a mess.
Please
be aware of your pet’s barking habits.
Be considerate of your neighbors.

Powered
scooters have caused a noise problem as well as a safety concern for many
homeowners. If your children use these
please insure that they are operated in a safe and legal manner and in
consideration of others.
Park
The
park is for enjoyment of all. Please
keep it clean and respect the rights of others while using the park. Do not engage in activities that will
endanger others or others’ property.
